Lease Terms

How long is the term of the lease?


Typically, six to thirteen month lease terms.

What must I bring with me to tour a residence?


Driver's License or ID Card or Passport

When is my rent payment due?


Rent is always due on the first of the month.

What day of the month am I liable for a late charge?


Rent is due on the first and a $50.00 late charge is assessed on the third day of the month.

Do you offer electronic payments?


Yes. Online payments are strongly encouraged through the resident page of our website. ACH and Credit Card* payments are accepted through this link. (*Feese may apply)

Is there a place where I can pay my rent after office hours?


Yes, there is a rent drop available for your convenience by the mail kiosk.

Will you accept my delivery packages for me?


Yes, packages are accepted for residents, provided permission is given. 

What utilities are included in my lease?


None. Residents are required to pay their utilities which inclue: electric, water, sewer, trash, phone, internet and cable services.

If I get a job transfer, can I break the lease?


Yes, but a termination fee must be paid as well as the 30-day paid written notice that is still required. The remainder of the lease is forgiven only if the termination fee is paid. Termination Fee is equal to One Month's Rent. 

Preferred Employer Program Residents - If you have a job transfer, the termination fee is waived with required documentation from employer and the 30-day paid written notice is still required. 

There is a person who might be staying with me for a while, is that permitted by the lease?


Yes, if someone is temporarily staying please let the office know. However, if staying longer than 2 weeks, they will need to fill out an application and go through the approval process. 

My children live with me in the summer; do I need to notify your office when they arrive?


Yes, it is always a good idea to let the office staff know of any guests that will be here for extended visits.

Am I required to have renters' insurance?


It is not required however, highly recommended.
